Planning Commission Minutes — April 24, 2008 <br />Page 3 <br />side that is visible to traffic. <br />Schumann questioned the traffic requirements on Hwy 61. <br />Bryan explained the idea of cross traffic between parking lots in place of a frontage road parallel <br />to Hwy 61. <br />Bill Lentsch, the applicant, was present to explain the site further and answer questions. <br />Rosenquist thought that fencing behind the building could help to screen the building from the <br />residential areas and stop unwanted pedestrian traffic. <br />McRoberts said that this was a welcome change to the site but was concerned with the traffic <br />flow between the parking lots, and visibility to traffic heading southbound on Hwy 61. <br />Schumann thought that the visibility was not a very big issue and could work with the traffic <br />coming from the north. <br />Weidt thought that making an additional entrance on the north side of the building would meet <br />architectural recommendations and create two store fronts visible from the road. <br />McRoberts motioned, Weidt seconded, to approve the site plan with revisions to the fencing <br />issues on the east side. <br />All Ayes. Motion carries. <br />McRoberts motioned, Rosenquist Seconded, to recommend to the City Council, authorization to <br />consider amending the zoning text to allow restaurant uses. <br />All Ayes. Motion Carries. <br />Rezoning for Mike Atkinson <br />Associate Planner, Rachel Simone, explained the request of the applicant to rezone his property, <br />located at 14029 Forest Boulevard and 5560 140 Street, from RS to C-1. The purpose for the <br />rezoning was for a wider variety of commercial use. <br />Rachel explained that the applicant meets all criteria for rezoning and staff recommends <br />approval. <br />Schumann opened the public hearing. <br />Schumann closed the public hearing. <br />Schumann states that he sees no problems with the request to rezone the property. <br />
