Planning Commission Minutes — August 10, 2006 <br />Page 4 <br />the PUD amendment is proposing one. The building will increase from 19,572 square feet to 20,109, <br />which is an increase of 600 feet. The patio area was lost but there is revised architecture that added glass <br />to all three sides of the building and staff will continue to work with the applicant on the architecture. <br />The applicant is asking for allowance of a 24 foot front yard set back on the north elevation of the <br />building. Staff will also continue to work with the applicant on the location of the trash enclosures. The <br />Planner stated that the revisions were generally consistent with the PUD plan and recommended <br />approval. <br />The applicant Matt Alexander from POA Scherer was present and showed the new colored elevations of <br />the building. The developers are excited about the change in architecture and even though it is now more <br />economically feasible for the developer the architecture looks great and has a great feel. Having one <br />building made more financial sense then two buildings and they feel they have added something great by <br />adding the glass on 3 sides of the building. <br />Hoffbeck asked if there would still be a restaurant in the building. <br />Alexander stated that there will be food but does not know if a big restaurant will move in. <br />Schumann stated he liked the coloring of the new elevation. <br />Bill Wittrock from RSP Architecture was present and stated that they have added more detail and color <br />to the design of the building. The materials will be generally the same as the current building and they <br />will use a variety of materials. He presented a board with the materials on it. He stated they added more <br />glass and the building has more visibility then the previous building. <br />Schumann opened the public hearing. There were no comments and Schumann closed the public hearing. <br />Hoffbeck asked how the park would be utilized and if there were going to be trees in the parking lot. <br />Wittrock stated that they added more right turns in the parking area and better entrances and exits. There <br />are also sidewalks to the park and landscaping to make it more inviting to guests. <br />Bailly stated she liked the rounded glass end on the north elevation on the old plan. The colors and <br />architecture are nice though. <br />Schumann stated he liked the outdoor area. <br />Weidt made a motion, Bailly seconded, to approve the Victor Gardens South Village 4th Addition PUD <br />Amendment. <br />All ayes. Motion carried. <br />Oneka Shores Concept Plan <br />The Commission was presented with a Concept Plan from the Beard Group on a PUD sketch plan for <br />subdivision of the 362 -acre site and development of approximately 752 housing units. <br />The Planner explained the gross density of the project is approximately 2 units per acre and the net <br />density is approximately 3 units per acre.
