He also stated that he is concerned with the traffic on Highway 61 and 165th street. <br />Beard stated that most likely all roads would be constructed with phase one. He also stated that their goal <br />is also life cycle housing and will have different price points. <br />Rosenquist stated that he does not like the 60 foot wide lots because then there is not much side yard. <br />Beard stated that there may be a product that would fit in well with the 60 foot wide lots, but will work <br />with staff on this issue. <br />Hoffheck asked why they had an alternative plan. She was concerned about the density and 60 foot wide <br />lots. She asked why there were not basements. <br />Beard stated that there were a couple plans that they could work with and that's why there is an <br />alternative. The lot width will vary from 60 to 70 to 80 feet. The houses will have basements but not the <br />townhomes. <br />Hoffebeck asked why the more expensive homes were in the U shape. <br />Beard stated that they want to have a place in their project to commit to the more expensive builders. <br />Rosenquist asked about the price range of the homes. <br />Beard stated that the town homes would be in the low $200,000 and the single family homes would be in <br />the middle $300,000. This could also change at some point. <br />Schumann was concerned about the creek being crossed so many times and suggested not having <br />culverts. <br />Hoffback asked if there was going to be a Home Owners Association (HOA). <br />Beard stated that there would be a master HOA and Sub-HOA's. <br />Bailly stated that 60 foot wide lots look too crowded. She liked the round -a -bout but that 165th may need <br />a speed change to make it lower. Tree should be preserved as much as possible. She likes the paths, <br />sidewalks, and bridge. There could be more trees included to screen highway 61. She stated that maybe <br />the applicant should think of building a bigger club house. <br />Beard stated that there will be architectural and landscape covenants. He also liked the idea of a bigger <br />club house. <br />Kleissler was concerned with the number of multifamily units and suggested having more single family <br />homes. She was also concerned with the 60 foot wide lots and the traffic impacts to Highway 61 with the <br />development. She stated that there should be screening or buffering from Highway 61. She suggested <br />that the club house be on the same side of the street at the homes so people would not have to cross the <br />street to get to the clubhouse. She asked if there was going to be any open area by the clubhouse for <br />
