Planning Commission Minutes — December 14, 2006 <br />Page 2 <br />minor issue with a fence that had been addressed. <br />Fred Chase, Vice -President of Lametti and Sons, Inc, said he had appeared before the <br />Commission a few years prior when they built a new building. He said he recognized the <br />community was growing around them and they were trying to clean up the exterior storage on <br />the site. He had talked with neighboring property owners and they are proactive in planning how <br />the properties might develop when City services became available. He apologized for being late <br />in amending the CUP. <br />Schumann asked how the current use was different than the use under the expired CUP. <br />Chase said that five years ago they were operating out of an old farm house and modular <br />structures, which had been eliminated when the new building was construction. On the western <br />edge of the property there was a lean-to with exterior storage. In 1995-96, they entered into the <br />cured -in-place pipe business and converted the northern part of the building for manufacturing. <br />Schumann opened the public hearing. There were no comments and he closed the public <br />hearing. <br />Schumann acknowledged that the Lamettis had been a good neighbor and he had no issues with <br />the CUP request. <br />Weidt made motion, Bailly seconded, to recommend approval of the CUP for Lametti and Son's, <br />Inc. <br />All Ayes. Motion carried. <br />Rooftop Screening Discussion <br />The Commission discussed the screening of ground and roof top mechanical equipment in regard <br />to commercial and industrial developments in the City, specifically in regard to the requirement <br />for screening the roof top equipment on the Oneka Pet Resort located at 13477 Fenway <br />Boulevard Circle North in the Bald Eagle Industrial Park. The City had received a screening <br />plan for the building that included a drawing showing that the roof top mechanical equipment <br />would not be seen from the center of the cul-de-sac. Staff had done an inspection of the property <br />and while the equipment was partially screened from view, the equipment could be seen from the <br />center of the cul-de-sac and Highway 61. <br />Staff provided the Commission information on the approving resolution. The CD intern showed <br />pictures of other business in the Industrial Park with roof top mechanical equipment and <br />compared how they were screened. <br />Schumann questioned whether screening interfered with the operation of the equipment. The <br />CDD said it could and the best option would be to raise the parapet wall. <br />
