Planning Commission Minutes — February 12, 2004 <br />St. Sauver/Seng Lee — Minor Subdivision <br />The Planning Commission held a public hearing to consider the request of William St. <br />Sauver for a minor subdivision to create two lots from a 69.34 acre parcel. The proposed <br />lot sizes would be 27.33 and 42.01 acres. <br />The original application filed with the City on January 8, 2004, included the Seng Lee <br />parcel to the north. Since the time of application, Lee withdrew his portion of the <br />request. <br />Chair Schumann opened the public hearing. There were no comments so he closed the <br />public hearing. <br />Hoffbeck made motion, Bailly seconded, to approve the minor subdivision for St. Sauver, <br />removing the conditions in the draft resolution pertaining to the Seng Lee parcel. <br />All Ayes. Motion carried. <br />Leibel — Minor Subdivision <br />The Commission held a public hearing to consider the application of Curt Leibel, 16740 <br />Henna Avenue North, for a minor subdivision to create three residential lots on his 30 - <br />acre parcel. The existing home and the two proposed parcels would all have access to <br />Henna Avenue North, an existing gravel road. The parcels would be 10 acres each and <br />would meet the minimum lot standards for the Agricultural zoning district. <br />Chair Schumann opened the public hearing. There were no comments and Schumann <br />closed the public hearing. <br />Bailly made motion, Hoffbeck seconded, to recommend approval of the minor <br />subdivision for Curt Leibel with the conditions of the draft resolution. <br />All Ayes. Motion carried. <br />Oakwood Land Development - Beaver Ponds South Plat <br />The Commission held a public hearing to consider the application of Oakwood Land <br />Development for preliminary plat approval to construct 45 homes on 20 acres. The <br />development would be know as Beaver Ponds South, and located north of 125th Street <br />and south of the existing Beaver Ponds development off 130th Street. <br />As part of the development, the developer proposed to dedicate 2.1 acres of parkland, <br />which would be consistent with City requirements. The proposed development lot size <br />and setback requirements would comply with ordinance requirements. <br />Chair Schumann opened the public hearing. <br />
