Planning Commission Minutes — March 11, 2004 <br />construction if the Parks Commission and Developer John Peterson agreed to it. <br />Pratt acknowledged there were issues to be addressed with neighboring property owner <br />Kevin Peltier and said he would bring it to the attention of John Peterson. <br />Malaski requested a condition be added to the draft resolution requiring that no more than <br />25 percent of any type of tree be planted. <br />Malaski made motion, Rosenquist seconded, to recommend approval of the preliminary <br />plat for Beaver Ponds with the condition that the developer work with the City to revise <br />the bump -out to an "s" curve, and consider the gravel parking as suggested by Pratt. <br />All Ayes. Motion carried. <br />Anwar Karim Concept Plan for Property off 1301' St. <br />The Commission considered the concept plan for Anwar Karim for property located <br />southwest of the intersection of 132nd Street and Goodview Avenue (13194 Goodview <br />Avenue North). <br />A different sketch plan was submitted for City review in February 2003. The applicant <br />has revised the plan to address City comments. One of the concerns the City had was the <br />feasibility to extend services to the property. <br />Derrick Passe, Passe Enginering, presented the plat showing a central pond encompassed <br />by a two-way road with 26 townhome units on the perimeter of the site. Passe explained <br />that the pond would likely be smaller than shown on the plat and it would be landscaped. <br />The existing home on the site would be razed. <br />The Commission reviewed the plan and made suggestions regarding the parking, <br />sidewalks, traffic, drainage, additional parking, and use of the central space shown as the <br />pond area. <br />2003 Annual Report <br />The Commission was presented with the 2003 Annual Report. There were no comments <br />or changes. <br />Downtown Charrette <br />The Commission was reminded of the Downtown Charrette meeting on Friday, March 19 <br />at 8:00 a.m. at Hugo City Hall. The Commission was invited and encouraged to attend. <br />
