Planning Commission Meeting May 22, 2000- page 5 <br />McRoberts said that the wildlife corridors could not be preserved how they exist today and that <br />most of the land being set aside in the proposed development is not buildable. He also said that <br />he was sympathetic to road issues. <br />Kleissler said her major concerns were road and traffic issues. <br />Malaski said she appreciated the developers not asking for the maximum density. <br />Rosenquist said they should consider Goodview Avenue and CSAH 8 joining at a 90 -degree <br />angle, and perhaps warning signs should be installed. <br />Schumann said there were many water management issues to be resolved. <br />Peltier said she needed more time to review the plat. <br />Dean Zerwas said he felt that the narrow street in the development and medians would make it <br />difficult to maneuver tractors, trailers, and snowplows. <br />Rosenquist made motion, Malaski seconded, to recommend approval of the request of Emmerich <br />Development subject to the conditions in the resolution. The Commission made specific mention <br />of the need to improve Goodview Avenue and address the drainage issues. <br />Ayes: Bailly, Kleissler, McRoberts, Rosenquist, Schumann <br />Nay: Malaski <br />Abstain: Peltier <br />Motion carried. <br />Lakeview Hugo Amended PUD for Fable Hills <br />The Planning Commission continued the public hearing to consider the request of Lakeview <br />Hugo, LLP, 3500 Willow Lake Boulevard, Vadnais Heights, for a PUD amendment to add the <br />property located at 13507 Elmcrest Avenue to the PUD and amend the development standards for <br />Fabled Hill. <br />Len Pratt, Developer, was at the meeting to answer questions regarding the amendment. <br />Cindy LaCasse, 13487 Elmcrest Avenue North, said that she felt the construction on the McCollar <br />property started too early; part of the back of their property flooded and the developers were <br />currently working on correcting the problem. She said Pratt agreed to start work after 7:00 am <br />and to construct an evergreen buffer between their property and the development. <br />David Briggs, 13455 Elmcrest Avenue North, was concerned about the traffic on Elmcrest and the <br />dusty roads. <br />
