O'Reilly Auto Parts — Site Plan and Variances <br />Building Height <br />In the Central Business (C-1) zoning district the maximum building height is 35 feet. The <br />building at its highest dimension is proposed to be 24 feet and will meet the building height <br />regulation. <br />Building Coverage and Lot Coverage <br />The ordinance limits lot area to be covered by a building to 60% and lot area to be covered by <br />impervious surface to 90%. The proposed site plan complies with the coverage requirements. <br />Landscaping <br />Section 90-181 LANDSCAPING of the City Code provides landscaping requirements for the <br />development. The table below shows the ordinance requirements and the proposed landscaping: <br />This total includes landscaping that is proposed for the corner of Highway 61 and 147' Street <br />included in the proposed gateway element (discussed in next section). The remaining greenspace <br />on the property will be sod. The applicant meets the landscape requirements for the development. <br />Although the landscape plan meets the ordinance, staff would like to continue to work with the <br />applicant on the design of the plan to ensure compliance with perimeter landscaping and <br />screeninglbuffering. There is also an area west of the parking lot used for an in -ground <br />stormwater management system where landscaping cannot be located. This system is likely to be <br />removed and landscaping would then be allowed in that area. <br />The downtown design guidelines state where parking is located along the street, it should be well <br />landscaped and screened with a combination of fencing or wall plantings along the street edge. <br />The applicant has done a good job of creating a wall edge of shrubs along 147`x' Street, but two or <br />three trees could be added.
