Fox Meadows Preliminary Plat <br />Page 7 <br />The sign will not adversely impact the implementation of the Comprehensive Plan. If the <br />property on which the sign is located is developed, the City will re-evaluate the location of the <br />sign. <br />4. The use will not be in conflict with any provisions of the code. <br />The sign meets all standards of the City Code. <br />5. The use will not adversely impact nearby properties through characteristics including <br />but not limited to, nuisance, noise, traffic, dust, or unsightliness and will not otherwise <br />adversely impact the health, safety and welfare of the community. <br />The sign is simply used to direct traffic to a residential development. The sign meets all the <br />location requirements of the code and does not pose a sight distance problem for drivers. <br />6. The date or event that will terminate the use has been identified with certainty. <br />The sign is temporary and once 90% of the lots are sold the sign shall be removed. <br />7. The use shall not cause or impose additional costs to the City of Hugo. <br />The sign will not impose any costs to the City. <br />4. CONCLUSION: <br />Staff finds that the development is consistent with comprehensive land use regulations and the <br />subdivision regulations necessary to approve a preliminary plat and interim use permit. <br />kTKI lI;WiWlIF. <br />Staff recommends approval of the preliminary plat and interim use permit subject to the findings <br />in the attached resolution. <br />ATTACHMENTS: <br />1.
