Fox Meadows Preliminary Plat <br />Page 6 <br />Signs such as to direct traffic to a residential development may be approved by interim use <br />permit if the following conditions are met: <br />1. The development does not have frontage on an arterial road <br />The Fox Meadows development is not located on an arterial road would not be easily noticeable <br />without a directional sign. <br />2. Each development is limited to one sign. <br />The proposal is for one sign located on a property on the southeast comer of 125' and Highway <br />61. <br />3. The sign shall be removed when 90% of the lots are purchased <br />The sign shall be removed from the property once 51 out of the 57 lots have been sold. <br />4. The sign shall be limited to 32 square feet and 8 feet in height. <br />The sign is 32 square feet and meets the ordinance requirement. It's in staff's opinion that the <br />sign meets the intent of the ordinance and is comfortable with the size and height of the sign. <br />5. There shall be permission from the property owner where the sign is located. <br />The applicant has permission from the property owner of where the sign is located, <br />A. Interim Use Permit <br />The Planning Commission must review the application for an interim use permit with the <br />standards provided in Section 90-37.1 of Comprehensive Land Use Regulations. Staff used <br />these standards to review the application and found that the request meets all applicable <br />standards as follows: <br />1. The use shall conform to all zoning regulations <br />The use is allowed in all zoning districts with an interim use permit. <br />2. The use will not delay the permanent development of the site or prevent the orderly <br />development of surrounding sites. <br />The sign is temporary and once 90% of the lots are sold the sign shall be removed. The sign will <br />not delay any permanent development or orderly development of the surrounding properties. <br />3. The use will not adversely impact implementation of the Comprehensive Plan. <br />
