All state and local permits shall be acquired for the conditional use. <br />The applicant would be responsible for obtaining all state and local permits. <br />13. Adequate screening and buffering from non -compatible uses and public rights-of-way. <br />There is a graded berm and landscaping along the east side of the property. This does provide <br />screening and a buffer between the property and the residential development to the east. <br />4. CONCLUSION: <br />There are several items that have been deleted from the CUP with this application. Staff <br />conducted inspections and found that these items were completed. <br />It's in staff's opinion that the application meets all the necessary criteria to approve a conditional <br />use permit amendment to allow a motor vehicle repair business on the property. <br />5. RECOMMENDATION: <br />Staff recommends approval of the conditional use permit application to allow a motor vehicle <br />repair business on the property located at 15183 Freeland Avenue North. <br />ATTACHMENTS: <br />1.
