Fox Meadows Preliminary Plat <br />Page 5 <br />The 125th Street access at Highway 61 is an uncontrolled intersection. Highway 61 has a right - <br />turn lane on the northbound side that will accommodate traffic turning east (right off of Highway <br />61 to enter the development as well as other properties in the area. 125th Street has a single <br />approach lane to access Highway 61 which should generally be adequate to accommodate traffic. <br />The expected traffic volumes using the intersection following the development of the property <br />will not be such that intersection controls will be warranted; however, staff does anticipate <br />vehicles will line up to some extent during peak periods to gain access to Highway 61. As a <br />result, drivers may choose to take alternative routes to gain access to 120th Street or 1300' Street <br />which are both signalized intersections designed to accommodate higher traffic volumes. <br />Parking <br />The City requires each home to provide a minimum of 2 parking spaces. We have included this <br />as a condition of approval. <br />Building Height <br />The maximum building height is 35 feet. The elevations should be provided and dimensioned in <br />order to insure this requirement is being met. This item will be reviewed with the building <br />permits. <br />Sidewalks/Trails <br />The City code does not require sidewalks for residential developments. The applicant is not <br />proposing sidewalks within the development. The applicant is proposing an 8 foot trail along the <br />west side of Fondant Trail as it extends to the south. <br />Park Dedication <br />There is no public or private park land proposed within the development. The park intended to <br />serve this site is located in the Beaver Ponds development north of this site. <br />The City Code requires either park dedication of 10 percent of the buildable land area or cash -in - <br />lieu of land (currently $2,400 per lot). Cash -in -lieu of land would be $136,800 at the current <br />rates ($2400 x 57 lots). The Parks Commission will consider accepting cash -in -lieu of land at its <br />February 26, 2014, meeting. <br />INTERIM USE PERMIT — OFF SITE DIRECTIONAL SIGN <br />The applicant is requesting approval of an off-site directional sign on property located at 12493 <br />Forest Boulevard North. The property is located at the southeast corner of Highway 61 and 125th <br />Street. The sign will be placed on the west property line, along Highway 61, approximately 340 <br />feet south of 125th Street. The sign shall be located at least 5 feet from the property line and right <br />of way. <br />Sign Ordinance Standards <br />
