Ms. Rachel Juba <br />April 18, 2014 <br />Page 2 <br />from Lion's Park and the proposed future extension of 147`h Street. The stormwater system <br />will include a water reuse component, which will be designed to provide stormwater for <br />irrigation of Lion's Park and the development property including Orchard Hills. <br />2. The site plan includes a stormwater management pond'infiltration area designed to serve the <br />Orchard Hills facility. The facility is located such that it could be eliminated in the future <br />once the regional system is constructed. By managing stormwater in this fashion, there will <br />be maximum flexibility in the future related to storm sewer piping location, and will allow <br />for time to update the vision/design for Lion's Park. <br />3. We are currently working with the applicant to finalize the technical design of the stormwater <br />management facilities, and will issue a permit for stormwater once the remaining items are <br />resolved. <br />4. Drainage and utility easements over the stormwater facilities will be provided as part of the <br />final plat for LaValle Fields. <br />We will continue to work with the developer to address technical design and other minor issues <br />related to the project as the project moves forward. It is recommended that approvals related to <br />this application be subject to resolving the issues outlined within the "red -line" detailed <br />engineering comments that will be sent directly to the applicant's engineer. <br />Thank you for the opportunity to provide continents on this project.
