Adequate screening and buffering from non -compatible uses and public rights-of-way. <br />The proposed use is compatible with the adjacent developments. <br />It's in staff's opinion that the applicant has met the criteria to approve the CUP amendment <br />request. <br />B. Site Plan <br />The site plan is for a 4,560 square foot addition to the existing 5,965 square foot church. <br />Building Setbacks <br />The CR -3 zoning district requires a 25 -foot front and rear yard setback and a 10 -foot side yard <br />setback. The site plan complies with the setback requirements. <br />Building Coverage and Lot Coverage <br />The CR -3 zoning district limits maximum lot area to be covered by a building to 40% and <br />maximum lot area to be covered by impervious surface to 70%. The site plan complies with the <br />coverage requirements. <br />Building Height <br />The CR -3 zoning district has a maximum building height of 35 feet. They are proposing the <br />height of the building addition to be 20 feet. <br />Architecture and Building Materials <br />The majority of the existing building is constructed of concrete block with portions containing <br />cement siding and shakes. The applicant is proposing the majority of the addition to include <br />cement siding to match the existing concrete block and siding. The applicant has provided staff <br />with a material sample board. Staff is comfortable with the material and color selection and they <br />will blend in well with the existing materials and colors. <br />There is a canopy proposed over the entrance to the building addition. The end of the canopy will <br />include the shake siding to match the shakes over the existing main entrance. The canopy will <br />include the cement siding. <br />The building addition meets the intent of the Commercial and Industrial Design Guidelines for <br />building additions. <br />Screening and Fencing <br />The applicant is proposing to screen the ground mechanical equipment with a combination of a <br />four foot wood privacy fence and landscaping. <br />4 <br />
