Page 6 <br />There are four pole mounted lights that are existing in the parking lot. The applicant is not <br />proposing additional pole mounted lights. The applicant will be installing wall mounted light <br />fixtures on the addition. They have not decided on a style and type at this time. The wall mounted <br />light fixtures shall be downcast cut-off fixtures will a recessed light bulb. Staff shall review and <br />approve the fixtures prior to the issuance of a building permit. <br />Signage <br />There is an existing monument sign at the entrance of the site. The applicant is not proposing any <br />additional signage at this time. A sign permit is required for all signs installed on the building or <br />property. <br />Streets and Access <br />The property has and existing access into the site off of 1011 Street. <br />Utilities <br />The proposed addition will utilize the existing building's sanitary sewer and water services. <br />Stormwater Management <br />Based in the size and scope of the project, a stormwater permit is not required. The applicant has <br />submitted an erosion control plan that has been reviewed by staff. Staff will continue to work <br />with the applicant on a few minor revisions to the plans that shall be approved by staff prior to <br />the issuance of a building permit. <br />Wetlands <br />There are no wetlands on the property. <br />Parkland Dedication <br />Park dedication is not required for non-residential developments. <br />6. CONCLUSION: <br />It's in staff's opinion that the proposal meets all the necessary requirements to approve a <br />conditional use permit amendment and site plan. Staff is comfortable with the site plan as it is <br />proposed. <br />7. STAFF RECOMMENDATION: <br />Staff recommend approval of the conditional use permit amendment and site plan subject to the <br />findings and conditions in the attached resolutions. <br />10 <br />
