Vint CUP <br />Page 3 <br />The use is appropriate for the property. The applicant's property and the neighboring properties <br />are on large lots. Neighboring properties are similar in size to the applicant's property include <br />accessory structures and are agricultural in nature. The character of the surrounding area is <br />agricultural and it is in staff opinion that the use would not alter that the character of the area. <br />4. The proposed use has adequate drainage, water supply, electrical, gas, and sewage treatment <br />facilities. <br />Staff does not foresee any problems with utilities or drainage. <br />5. The proposed use has adequate road access. <br />The property has adequate access from Elmcrest Avenue North to the property. <br />6. Technical Evaluation of Floodplain. <br />The applicant is not proposing to impact any floodplain. <br />7. The proposed use should not increase the potential for flood damage. <br />The proposed use would not obstruct the floodplain or increase the potential for flooding. <br />8. The proposed use will not damage or reduce the benefits the public receives from public waters. <br />The proposed use would not damage or reduce the benefits from any public waters. <br />9. The use of watercraft on public waters. <br />The proposed use would not involve the use of watercraft on public waters. <br />10. All structures shall be screened from view of public waters. <br />The proposed use would not be visible from public waters. <br />11. Wetland impacts. <br />The use would not impact any wetlands. <br />12. Allstate and local permits shall be acquired for the conditional use. <br />The applicant would be responsible for obtaining all state and local permits. <br />13.
