Although the location seems reasonable, staff is unclear on how this will be <br />designed and will further analyze the design and construction with the PUD Final Plan (site plan) <br />for the senior housing facility. <br />Building Height <br />The applicant is proposing the following building heights: <br />Senior Housing Building: 3 story portion 50 feet <br />1 story portion 20 feet <br />45 unit Apartment Building: 2 story 34 feet <br />50 unit Apartment Building: 3 story 44 feet <br />70 unit Apartment Building: 3 story 44 feet <br />The applicant is requesting PUD flexibility to allow the maximum building height to be 50 feet. <br />Staff is comfortable with this to accommodate the 3 -story buildings. <br />Landscaping/Lighting <br />The applicant has submitted a preliminary landscape plan that shows ,i different layout of the <br />buildings and parking lots. The landscape plan was difficult to evaluate since it is not based on <br />the layout proposed with the other plans. The applicant is showing the landscaping around <br />portions of the parking lots and a landscape buffer between the buildings and the residential <br />properties to the south and west. <br />The applicant will be required to meet the landscape ordinance for each phase of the <br />development. There shall be a landscape buffer between the buildings and the residential <br />properties to the south and west. The parking lots shall be landscaped on the perimeter and. <br />interior to satisfy the shading requirements. It's in staff opinion that the landscaping -within -the <br />PUD should be revised so the phases are planned together rather than designed one phase at. -a <br />time. <br />Architecture/Building Material <br />The applicant has provided one view building renderings of the senior housing facility, a 2 story <br />apartment building, and a 3 story apartment building. The applicant has indicated that the <br />building material for the senior housing facility will be a combination of brick and vinyl/cement <br />board siding. The apartments are proposed to use a combination of stone and vinyl/cement board <br />siding including horizontal/vertical siding and shakes. <br />The senior housing facility rendering shows a pitched roof with dormers along the side. The <br />building is of a compact design allowing various horizontal and vertical projections. A majority <br />of the building will be 3 stories with the western portion of the building being 1 story. The <br />rendering shows good use of color and building material variation. There are good design <br />features that include substantial overhangs with architectural elements at the corners. Although <br />staff has not reviewed renderings or detailed elevations of all sides of the building, it is staff's <br />
