LaValle Fields Preliminary Plat and PUD <br />Page 8 <br />expectation that the finished building will be attractive and exude quality as illustrated in the <br />rendering. <br />The apartment building rendering shows a pitched roof that is gabled above the main entrance. <br />The buildings do not seem to have much for horizontal and vertical projection. This will need to <br />be considered as the 3 story buildings are very long and breaking up the building massing will be <br />needed. The rendering shows the use of various colors and material. <br />All of the buildings within the project shall have four sided architecture, with equal treatment <br />and visual qualities, and shall meet the requirements of the Multifamily Design Guidelines. <br />Although it seems the apartment buildings will be designed to be cohesive, the developer shall <br />provide a design pallette, including elevations, colors, and materials for the buildings, to ensure <br />they are compatible. <br />Trash Enclosures and Mechanical Equipment <br />The applicant has not shown a location for trash enclosures for the buildings. The applicant will <br />either be required to integrate the trash enclosure within the building design or the trash <br />enclosure shall be screened with materials consistent with the building material. <br />The applicant is not showing ground mechanical equipment will be located or how it will be <br />screened. All ground -level mechanical units shall be low profile and located to the side or rear of <br />the building. Staff has included a condition requiring the plans to show compliance with these <br />screening requirements. <br />Sidewalks/Trails <br />There are sidewalks and a public trail shown on the plans. The sidewalks with the development <br />shall be integrated and connect to the public trail shown on the plan. The public trail connects <br />Frenchman Road (CSAR 8) to Lions Park. Staff believes that the trail is a great addition to the <br />development and will allow residents toeasily connect to Lions Park. The Parks Commission <br />stated that although they like the connections, the way the trail meanders though the site is <br />important and may need to be realigned based on the exact location of the building and to take <br />advantage of the natural areas. The Commission also thought that the entrance into Lions Park <br />from the trail should be connected at Finale Ave and Upper 146t' Street. Staff recommends that <br />the trail be setback 10 feet from the residential property to the west. <br />Staff will continue to work with the applicant on the exact location of the trail. Staff has added a <br />condition that there shall be a 10 foot wide trail easement dedicated for the trail. <br />The parks and trails portion of the Comprehensive Plan shows a trail along 147h Street. The right <br />of way dedicated for 147th Street can accommodate a trail and a trail shall be installed with <br />construction of the road with Phase 2. <br />Signage <br />
