MINUTES FOR THE PLANNING COMMISSION MEETING OF 02-25-98 <br />The meeting was called to order by Chairman Peltier at 7:15PM. <br />PRESENT: Puleo, Schumann, Peltier <br />ABSENT: Rubenzer, Kellison, Malaski, Harrison <br />Schumann made motion, Peltier seconded, to approve the Planning Commission minutes <br />for January 28, 1998, as submitted. <br />All aye. Motion Carried. <br />MINOR SUBDIVISION (STORM/CHALUPSKY) <br />Mr. Grover Storm, 8047 132nd St. N., the property owner, and Mr. Lloyd Chalupsky, <br />8010 130th St., property buyer, have requested a minor subdivision to divide a 14.2 acre <br />parcel into two lots, one of approximately 10 acres, the other, 4.08 acres. The property is <br />zoned RR2. The RCWD has reviewed and approved the subdivision, and the septic field <br />locations have been approved by the Washington County Department of Health and Land <br />Management. The 4.08 acre lot is under the required minimum lot size of 5 acres in the <br />RR2 zoning district, and the larger 10 acre parcel has approximately 170 ft of public road <br />frontage, where 300 ft is required. The applicants have requested a variance to allow the <br />smaller road frontage on the 10 acre parcel, and the smaller lot size for the 4.08 parcel. <br />Chairperson Peltier opened the hearing for public comment. Mr. William Kujawa, 12930 <br />Homestead Drive, presented the Planning Commission with a petition, signed by 19 <br />residents living along Homestead Drive, Henna Avenue, and 132nd Street, requesting that <br />the subdivision be denied since both lots do not have the required the 300' of road <br />frontage. Mr. Allen Schmidt, 7701 132nd Street, objected to the variances for road <br />frontage and substandard lot size. Mr. Doug Meslow, attorney for Grover Storm, stated <br />that Mr. Storm owns the property, and is selling the property to Mr. Chalupsky on a <br />contract for deed, and the Mr. Storm had no objection to the two -lot subdivision of the <br />property. Following further discussion regarding the potential location of the driveway on <br />the site, and the potential for further subdivision of the 10 acre site into two lots, the <br />following motion was made: <br />Schumann made motion, to recommend approval of a two -lot subdivision of the parcel <br />subject to the 4.08 acre parcel being expanded to meet the minimum 5 acre lot <br />requirement for the property's zoning classification, and to rearrange the frontage between <br />the two parcels so that the smaller 5 acre parcel would have approximately 300' of road <br />frontage, and the large 9 acre parcel would have approximately 250' of frontage. <br />All aye.
