.C. Minutes - 9-25-96 <br />Page 3 <br />1. An 88 foot variance for frontage on a public road be granted to <br />Parcel A. <br />2. Collection of parkland dedication fee of $500.00. <br />3. Approval of Parcel B as a buildable lot by Washington County per their <br />review of soil conditions for an on-site septic system. <br />4. Mr. Gerten obtain an easement in perpetuity to cross NSP property. <br />AYE: Kellison, Schumann, Malaski, Rubenzer, Peltier <br />NAY: Waller <br />Motion passed. <br />SITE PLAN APPROVAL - LOKEN/WOOD <br />Gary Wood is proposing to construct a 32' X 42' (1344 sq. ft.) addition to <br />the existing 1792 sq. ft. structure at 5819 165th Street north. The <br />existing pole structure is being used as a hobby shop for reupholstering <br />of classic cars. Typical hours of operation are after 6:OOPM. The <br />proposed addition is a similar pole building linked to the primary <br />building by an entrance door. The addition will also have an overhead <br />door. The addition is proposed to be used for storage of classic cars, <br />parts, machinery, a snowblower, engine stands, and materials. The 0.37 <br />acre property is zoned and guided for industry. <br />There are no employees and usually only one person on site. Rice Creek <br />Watershed District has no requirements of the applicant. <br />Dtion made by Rubenzer, seconded by Schumann, to recommend approval of <br />..he request of Gary Wood/Larry Loken for site plan approval to construct a <br />32' X 42' addition to the industrial building at 5819 165th St. <br />All aye, motion passed. <br />TRACHTE STORAGE BUILDING <br />Trachte Buildings is proposing to construct a total of 50,400 sq. ft. of <br />storage buildings south of 140th St. and west of Highway 61. Landscaping, <br />fencing, keyless entry, asphalt parking and driveway, sprinkler system and <br />decorative block building ends are proposed for the site. Mr. Kellison <br />suggested the applicant provide all of the above details with his <br />application. The general consensus of the Planning Commission was <br />affirmative. <br />PLANNED UNIT DEVELOPMENT - WENZEL PROPERTY CONCEPT REVIEW <br />This 136 acre property is proposed as a combined single family residential <br />and single family townhouse development. The plan is developed around the <br />proposed Clearwater Creek recreational corridor and integrates the <br />parkland into the residential layout. The townhouses are proposed as a <br />transitional component to the commercial/industrial area along CSAH 8. <br />Access is proposed from Elmcrest Avenue. The development is contingent <br />upon extension of utilities (public sewer and water to the property). <br />The Planning Commission generally supported the development concept with <br />the improvement of Elmcrest Avenue, paved roads, utilities, and runoff to <br />the creek being addressed. <br />
