P.C. Minutes - June 22, 1994 <br />Page 2 <br />Michael D. Atkinson has applied for a Special Use Permit to construct a <br />gas station, automatic car wash, and convenience store at 14029 Forest <br />Blvd. This property is at the northeast corner of 140th St. and Highway <br />61. The property is zoned Retail Business and is .63 acres in size. Mr. <br />Atkinson is also requesting a variance from the 30' setback on the rear <br />lot line to 12'. The buildings currently on the site would be removed. <br />Mr. Wayne Anderson stated that the applicants are working with Washington <br />County, RCWD, MNDOT, and the DNR regarding access to the site from Count-,....- <br />Rd. <br />ountyRd. 8A, Highway 61. Acquisition of 25' on the southwest corner of the <br />property and the drainage in the area are also under discussion. Steve <br />Just, the resident on the east did not object to the project but did <br />request some type of fencing. Mike Atkinson assured Mr. Just they would <br />agree on what type of screening will be erected. <br />Commissioners were concerned with the landscaping for the site and the 90 <br />degree turn required to access the pumps. All members concurred this was <br />an excellent use for the property but were not comfortable with the site <br />plan on file as it would undoubtedly be revised. <br />Motion made by Agness, seconded by Schumann to recommend approval of the <br />Special Use Permit for Michael Atkinson, 14029 Forest Blvd. to construct a <br />gas station, car wash and convenience store, with a Variance of 18' to the <br />rear setback subject to the following conditions. <br />1. Acquisition of 25' of right of way from MNDOT. / ~° <br />2. City engineer verify that there is an adequate water supply -L h`6 <br />site. <br />3. City engineer review the ponding and water retention for the site as <br />required by RCWD and the DNR. <br />4. Appropriate driveway permits be obtained from Washington County and <br />the State. <br />All aye, motion passed. <br />Motion made by Peltier, seconded by Malaski to table the Site Plan request <br />of Michael Atkinson, 14029 Forest Blvd. until July 27th or a new site plan <br />has been developed. <br />All aye, motion passed. <br />Motion made by Peltier, seconded by Schumann to appoint Tim Agness as Vice <br />Chairman. <br />All aye, motion passed. <br />Motion made by Schumann, seconded by Rubenzer to request the city obtain <br />county plat books for the Planning Commission and City Council members. <br />All aye, motion passed. <br />
