MINUTES OF THE HUGO PLANNING COMMISSION - OCTOBER 26. 1994 <br />The regular meeting of the Planning Commission was called to oroer sv <br />Chairman Peltier at 7:10PM. <br />PRESENT: Agness, Schumann, Rubenzer, Malaski, Kellison, Peltier, <br />Administrator Museus. Carole LaBelle <br />Motion made by Kellison, seconded by Schumann to approve tne minutes of <br />September 28, 1994 as amended. <br />All aye, motion passed. <br />Burdette Berntson, 12686 Ethan Ave. No., has applied to subdivide 27.8 <br />acres of agriculturally zoned property in the southeast quarter of the <br />southeast quarter of T31N, R21W, into one lot of 17.29 acres and one lot <br />of 10.53 acres. This subdivision was considered by the Planning <br />Commission on September 28, 1994 and the following issued were identified: <br />wetland delineation, ground floor elevation for the proposed building site <br />and septic sites on the proposed lot. <br />Mr. Berntson stated that he has been cutting hay on the property and their <br />are mature oak trees. He also stated that he would like to bring in 3" of <br />sand fill for the septic system. The future residence would be <br />constructed slab on grade. After a brief discussion by the Planning <br />Commission the following motion was made. <br />Motion made by Schumann, seconded by Rubenzer, to recommend approval of <br />the request of Burdette Berntson, to subdivide 27.8 (93031- 2000) acres <br />into 2 lots as stated above, zoned agriculture, subject to Washington <br />County approval of the septic system. <br />MINOR SUBDIVISION REQUEST - RICHARD GRANGER <br />Richard Granger, representing the Wildwood Condominium Association, has <br />requested a minor subdivision on behalf of Mary Hardwick, 4614 170th St. <br />No., in order for the condominium association to acquire a portion of Ms. <br />Hardwick's property located at 14869 North Forest Blvd. (Country Video). <br />The condominium association intends to combine the property to their <br />adjacent property for use as a site to construct garages. The property is <br />currently zoned commercial and the remaining lot, owned by Ms. Hardwick <br />will meet the minimum size of that zoning district. Municipal utilities <br />are available to the site and the Rice Creek Watershed District has stated <br />that no permit is required from them for this land division. Staff <br />recommends approval of the subdivision with the condition that the parcel <br />being conveyed to the Wildwood Condominium Association be included in the <br />property description of the association's current site. <br />Richard Granger stated that the association would like to use the property <br />at this time for snow storage and possibly in the future construct <br />additional garages. <br />Motion made by Kellison, seconded by Schumann to recommend approval of the <br />request of Mary Hardwood/Wildwood Condominium Association to subdivide, <br />Part of the NE 1/4 of the NW 1/4, Section 20, T31,N21, Washington Co., as <br />described on Hult survey dated 9-22-94, subject to parcel B being combined <br />with the property at 5750 148th St. (Wildwood Condominium Association). <br />All aye, motion passed <br />
