Driveway access to highways or county roads will riot be permitted <br />until the necessary permits are secured from Washington County and the <br />Minnesota Dept. of Transportation. <br />12. Dedication of required parkland or payment of fee in lieu of parkland <br />dedication shall be paid to the city prior to final plat approval. <br />.11. This approval shall be granted with the understanding that said <br />subdivision does not create any landlocked parcels by the peti.t.ioner <br />and land owner. <br />14. No improvements, landscaping, or grading shall be permitted in the <br />defined drainage areas without the express written authorization of <br />the City and the approved watershed districts. <br />15. All property owners shall be responsible for maintenance of drainage <br />areas within easements on their property. <br />16. Developer shall comply with all requirements and restrictions <br />applicable to identified wetlands. <br />17. No significant deviations from the approved preliminary survey shall <br />be permitted unless reviewed by the planning commission prior to <br />council approval. <br />18. Mr. Huber stated that Mr. Ed Waugh has made: <br />application to the City of Hugo for a special use permit to construct a <br />superette, gas station, and car- wash in an RB zoning district. The site <br />in question is located at the southeast corner of the intersection of <br />Highway 61 and County Rd. E s and consists of approximately ^ acres. Thi=. <br />request is being made contingent on approval of the minor subdivision <br />re_v:i.c.:;•wc_d earlier- by the planning commission. The building proposed wi.l.l. <br />be approximately 18' in height and 7,000 sq. ft. in size. We have <br />requested that the developers give the City some indication of the hours <br />of operation of this. business.
