We would be particularly concerned about <br />the number of calls to law enforcement agencies regarding incidents taking <br />place on an unsecured area of this nature. The Planning Commission has <br />discussed the potential for commercial development along Highway 61 to <br />170th St., and this type of use would appear to be consistent with that <br />approach, if properly developed. As of the time of this memo, the City <br />has not received driveway permits from MNDOT or Washington County. The <br />applicant has requested that the Planning Commission review this proposal <br />to determine whether this type of land use is acceptable for the area in <br />question. <br />Mr. Deslauries was present at the meeting, and reviewed his site plan <br />explaining the different phases of development. He stated his plans for <br />open storage of boats, recreational vehicles, pontoons, trailers, and in <br />the event these plans do not "get off the ground" as quickly as he would <br />like, the storage of construction equipment. The property <br />in question contains approximately <br />21 acres <br />and is located south of 170th <br />St. and east of Highway 61. <br />The property in <br />question has frontage on both <br />170th St. and Highway 61 with <br />primary access <br />being from the latter. The <br />property is generally described <br />as the NE 1/4 <br />of Section 8, T31N, R21W, <br />Hugo, Minnesota, tax parcel <br />#93008-3200. Mr. <br />Deslauries' application <br />indicates that the request <br />is to provide outdoor <br />storage to individuals <br />for boats, recreational vehicles, <br />pontoons, <br />and trailers. It would appear- <br />ppearfrom <br />fromMr. Deslauries' site <br />plan that they intend <br />to develop the site in <br />phases, with the first phase <br />being those areas <br />identified for recreational <br />vehicle storage.
