This item will be placed on the March 2, 1987 Council agenda. <br />Subdivision Request - James and Diane Weber <br />The public hearing was called to order at 7:37PM. City Administrator briefed <br />the commission on the application and request. <br />The public hearing was held February 25, 1987 at 7:37PM to consider the <br />request of James & Diane Weber to subdivide a 10.5 acre tract of land in an <br />RR2 district. The parcel of land in question is described as Parcel A cer- <br />tificate of survey approved by the Hugo City Council on June 16, 1986. The <br />original survey involved two parcels of land, one containing 10.5 acres and <br />the other containing 5.4 acres. It is the applicants intent to subdivide <br />Parcel A of the previous certificate of survey into two tracts of land one <br />containing 5 acres and one 5.5 acres. RR2 zoning districts require a min- <br />imum 5 acre lot size and 300 feet of frontage on a public roadway. It would <br />appear that the lot width for parcel A as shown on the original certificate <br />of survey is only 578.35 ft. and cannot accommodate the subdivision into two <br />5 acre tracts and still meet the required 300' minimum. The property in <br />question is on Oneka Lake and is subject to compliance with lakeshore and <br />shoreland regulations as described in Chapter 320, Article 3 of the Muni- <br />cipal code. The required hearing notices were sent to adjoining property <br />owners and the legal notice was published in the White Bear Press. <br />There were no residents in attendance to comment on this matter. Mr. Weber <br />stated their purpose in subdividing was to sell the two vacant lots. The <br />applicants were informed of the lack of required lot width on one of the <br />proposed lots. They did not feel a variance would be appropriate as <br />there is no hardship to the land. The required 300 feet of frontage can be <br />obtained by changing the lot line on the north side of Parcel B. The appli- <br />cants will withdraw their application as presented this evening and have it <br />resurveyed to meet the required lot size and road frontage. Webers will <br />provide the complete legal description for Parcels A and B, these will then <br />be published, barring any further complications.
