Planning Commission Minutes <br />June 24, 1987 page 2 <br />Stoltzman - continued <br />acre parcels (Northeast J of the Northeast] of Section 15, T31, R21) and <br />waiver of the formal platting procedure, subject to the following special <br />conditions (see attached). <br />All aye, motion carried. <br />The Peloquin public hearing was called to order at 7:23 PM. <br />Peloquin - subdivision - Mr. Vern Peloquin has made application to the City <br />for a minor subdivision and waiver of formal platting requirements for a .13 <br />acre tract of land identified as, Part of the southeast J of Section 17, T31, <br />R21W in Washington County. The property in question is located east of Highway <br />61 immediately north of the Twin Pine Trailer Court. Apparently when the prop- <br />erty was previously subdivided, a 15.3' tract of land was omitted from the <br />land descriptions and it is Mr. Peloquins intent to consolidate this tract of <br />land with the property immediately north owned by Mr. Robert C. Bernier. Mr. <br />Peloquin states that the property in question is zoned SFE. If the property <br />in question is combined with the site to the north as proposed we can see no <br />objection to the proposal, subject to general conditions. <br />Mr. Peloquin stated that the survey was prepared incorrectly years ago, an <br />agreement has been reached between Mr. Bernier and himself at this time and <br />Mr. Peloquin would like to clean up this small piece of virtually useless <br />property. There was no general public to comment on this subdivision. <br />Motion made by Olson, seconded by Sullivan to recommend approval of the sub- <br />division of 15.3' tract of land for Vern Peloquin including the following <br />special conditions and waiver of the formal platting procedure. <br />1. A.final survey must be submitted to the council for approval within 90 <br />days of preliminary survey acceptance or this approval shall be null and <br />void. <br />2. All conditions must be met prior to stamping of any deeds for recording <br />by the city clerk unless otherwise permitted by council action. <br />3. All fees relating to this subdivision approval shall be paid by the <br />applicant including recording documents with Washington County. <br />4. On site activities permitted as a result of this subdivision shall not <br />cause the altering of any watercourse, ditch, or drainage system in <br />this area. <br />5. No dwelling unit shall be permitted on this .13 acre tract of land unless <br />this entire building site meets the minimum width, depth, and lot area <br />for the zoning district. <br />All aye, motion carried. <br />Richard Schuh - Mining permit/Special Use Permit - Mr. Richard Schuh and Mr. <br />Andrew Goiffon have made application to the city for renewal of their mining <br />permit to operate a gravel pit and materials processing facility in the south- <br />west i of the northwest J of Section 23, T31N, R21W. The procedure the planning <br />commission must follow in reviewing this request is two fold. One, to recommend <br />approval or denial of a special use permit to continue operating the gravel pit <br />in the City of Hugo. Two,a recommendation to the city council on any changes <br />you may feel appropriate in the mining permit which is separate from the special <br />use permit. In the case of mining and excavating operations the special condi- <br />tions that may normally be attached to a SUP are dealt with in the mining per- <br />mit.
