(GREGER ARRIVED AT 8:35 PM). <br />Motion made by Hanson, seconded by Peltier, to recommend approval of the Special <br />Use Permit for Jeff Aderman, 14739 Fitzgerald Avenue, to construct a 22 x 32 garage <br />taking into consideration the wood construction designed to complement existing <br />house, and the approvals of the immediate neighbors. Building for personal use <br />only. <br />All aye. Motion Carried. <br />ART LACASSE - DIVISION OF LAND ON ELMCREST AVENUE <br />Mr. LaCasse has 27 acres in the Agricultural District that he would like to divide <br />into three parcels. There were 37 acres that was originally rezoned in 1976 from <br />Conservancy to Agriculture. Tom LaCasse built on 10 acres thereby creating the <br />27 acre parcel. The 27 acres includes one-half of the road. Mr. LaCasse was <br />instructed to come to the meeting of May 13th, and provide a plan that would indi- <br />cate the proposed lots and their front footage, and the building sites for the <br />three lots. Perc tests would be required to prove that there are three building <br />sites on the 27 acres. <br />MARLOWE LINDAU - MAJOR SUBDIVISION <br />The Planning Commission reviewed the preliminary sketch plan as presented, along <br />with the comments that have been received regarding the proposed subdivision. <br />Sanitary sewer is available for Lots 1 - 4, but water would have to be extended. <br />Washington County Highway Department has suggested that common driveways be in- <br />stalled for Lots 1 & 2 and Lots 3 & 4. Because of the location of the present <br />garage, a common driveway would be impossible for 1 & 2. Hanson suggested that <br />a turn -around be provided on each lot so that cars would not have to back out onto <br />the road. It was determined that Lot 4 lies in the SFE district, and the plan <br />for Lot 4 only included minimum for SFE zone. Mr. Lindau will have the plan changed <br />so that the easterly property line for Lot 4 be moved to the east enough to in- <br />clude one acre and 130' road frontage. The lot will still be served by sewer. <br />Hanson commented that he would like to see a drainage plan for the property, in <br />particular, Lot 1. Where will this water be going? <br />Motion made by Peltier, seconded by Peloquin, to set a public hearing for May 13, <br />1981, at 7:30 PM, to consider the request of Marloce Lindau to subdivide approxi- <br />mately 12 acres into 5 parcels. <br />All aye. Motion Carried. <br />Mr. Lindau is to provide the following for the public hearing: <br />1. Drainage plan (specifically Lot 1) <br />2. Move lot line (4) to the east to meet one acre minimum and 130' road frontage. <br />3. Indicate all easements on new plan. <br />4. Indicate driveways. <br />5. Indicate elevation, as per Howard Kuusisto's report <br />HOWARD MOE - SUBDIVISION <br />Mr. Moe has property along Oneka Lake Blvd., zoned SFU, that he would like divided <br />into 5 parcels. All lots are sewered and watered, and stubs available for all lots. <br />As of this meeting, Mr. Moe's plans were incomplete. A subdivision checklist was <br />
