Motion Carried. <br />GRACE DEVELOPMENT - SPECIAL USE PERMIT <br />Grace Jackson would like to convert her unsold house on 8A from a single family <br />dwelling into a duplex. Hopefully, she could sell the house to an investor,or <br />possibly rent the two units herself. She did not have plans for the conversion, <br />but she was aware that she would have to comply with the State Building Code for <br />duplex requirements. The land is zoned SFU, and would require a lot size of <br />12,000 sq ft. The Planning Commission was unable to calculate the exact square <br />footage of the lot, but determined it was very close to the requirement. Grace <br />will be submitting proof -of -ownership at a later date. <br />Motion made by Lorch, seconded by Jacobson, to recommend approval of the Special <br />Use Permit for Grace Development to convert the single family dwelling known as <br />Lot 4, Block 2, Valley View Terrace, into a duplex. Subject to submission of <br />an application for Variance if lot size is determined to be less than 12,000 sq ft. <br />The Planning Commission waived the holding of a public hearing. <br />All aye.
