Hugo Planning Commission <br />Hugo City Council <br />Dear Members <br />I would like to make some comments regarding the application of the <br />Jer-Neen Spring Co. to rezone 9 acres (from Agric. to Industrial) on the <br />corner of Hwy 61 and Washington County Rd. #4. <br />On July 13-83, the owners of the Jer-Neen Spring Co. described the <br />nature of their business, as that of making springs and/or small parts <br />for medical equipment and various other small parts. I myself have been <br />in other facilities which make parts for medical equipment, and'have found <br />them to be the type of business which any community would like in their . <br />area. <br />In looking at the proposed site, I have made the following obser- <br />vations.. <br />1. The site is presently in an agricultural district 10 acre minimum. <br />2. There is a ietail Business District adjacent to the north along <br />highway 61. <br />3. There are -resently homes on all four sides of proposed indust- <br />rial area. <br />4. I feel that the intersection of Hwy 61 and County Rd. 7Y4 is a high <br />traffic volume area and will continue to increase rather than <br />decrease. <br />j. Considering yM above, I would like to see the proposed site zoned <br />Retail Business or Concentrated Business. <br />6. The City of Hugo, I feel does have a well established comrnimit- <br />ment to the residents of the area, by this I mean an industrial <br />zone in the middle of an existing agriculturial/residential area <br />should NOT be permitted. <br />To conclude, I think a business zoning would be more compatible <br />with a agricultural or residential area, and this particular business could <br />
