Hugo Planning Commission <br />April 25. 1979 <br />Page 3 of 4 <br />Jasinski β Cont. <br />Motion made by Gillen, seconded by McAllister, to table the Jasinski rezoning request <br />until the meeting of May 9, 1979, at which time an adequate survey is to be provided by <br />Mr. Jasinski. <br />VOTING FOR: Peloquin, Peltier, Gillen, McAllister, Hanson and Houle <br />VOTING AGAINST: Greger <br />MOTION CARRIED <br />VERN PELOAUIN β SUBDMSION <br />A letter from Kuusisto's office was submitted relating to the above request. Tom <br />Fast, Kuusisto's representative, stated that along with the final plat there should <br />be incorporated a more detailed drainage plan showing center line of street elevations, <br />and contour lines showing drainage of lots, etc. McAllister asked Peloquin if he <br />intended to comply with the engineer's recommendations prior to the final plat, and <br />Peloquin stated that they will be done during phasing development. Drainage wi4ll,,be <br />provided as park is developed. McAllister stated they were trying to trealevelopment <br />like a residential development, and he questioned whether the ordinance should be <br />changed. He felt that as the city goes through each phase of development, some financial <br />guarantees should be provided for the cost of the streets. Peloquin stated that the <br />following lots could not be developed at this time because of impassable perc tests: <br />Lot 2 of Block 2, Lots 8 & 9, Block 1, and Lots 6 & 7, Block 3. He would wait to <br />develop these lots when city sewer is extended. The first phase for mad construction <br />would be the completion of Fur Avenue (gravel) from 152nd Street south to 151st Street. <br />The second phase would be Fur Avenue from 152nd Street to 153rd Street. McAllister <br />suggested that the Commission meet with the land owners in the park to discuss their <br />long range goals. Peloquin reconsidered his statement relating to phase development <br />of Fur Avenue, and stated that it could be completed in its entirety this year (151st <br />Street to 153rd Street). <br />Motion made by McAllister to table the matter until the next Planning Commission meeting. <br />Motion failed for lack of second. <br />Motion made by Gillen, seconded by Greger, to recommend approval of the preliminary <br />plat for subdivision in the Peloquin Industrial Park, as presented, subject to reβ <br />stricting the sale or development of lots in the Industrial Park that do not have <br />acceptable pert tests at this time, or unable to pert adequately at a future date, or <br />until future sewer and water is provided. <br />Gillen stated that blacktopping the streets will be considered at the time of final <br />plat approval. Greger asked if they were approving the use of gravel streets, and <br />Chairperson Peltier stated that they were onlyvthe preliminary plat. <br />VOTING FOR: Peltier, Greger, Gillen, Hanson and Houle <br />VOTING AGAINST: McAllister <br />ABSTAINED: Peloquin <br />MOTION CARRIED <br />
