City Council meeting of December 21, 1992 <br />Page 2 <br />have been filed with Washinqton County for the driveway and septic system <br />permits for these sites. In addition, Washington County Public Works <br />Department has requested that as part of the subdivision approval, the <br />County be granted additional right-of-way to extend 5()' from the center <br />line of County Road 57 as it fronts this property. The PC conducted a <br />public hearing on the proposed subdivision on December- 16, 1992, and <br />recommended approval of this request conditioned upon the City's receipt <br />of driveway permits, septic system approval, the easement as requested by <br />Washington County, and payment of the parkland dedication fee of $175.0(--) <br />for the parcel created. <br />Stolt man made motion, Barnes seconded, to approve Certificate of Survey <br />#12-21-92, as requested by Richard Schrier and Gerald Mogren, for the <br />subdivision of a 39.96 acre parcel into two equal parcels of 19.78 acres. <br />Approval. is subject to submission to the City of the driveway and septic <br />system permits from Washington County, the 5('-'' easement, as requested by <br />Washington County, and payment of the $175.00 parkland dedication fee. <br />All aye. Motion Carried. <br />VARIANCE (K.-ASAL )_ <br />Scott Kasal has requested a variance to construct a 12' x 12' storage shed <br />in the drainage easement on his property located at 13605 Geneva Avenue. <br />The easement in question was established by the DNF; as mitigation for road <br />crossing of the wetlands in the subdivision. It is not believed that the <br />shed actually encroaches i.nto DNR protected wetlands, but rather into a <br />protected wildlife habitat.. The DNR does not desire an encroachment into <br />this easement, but this variance is not subject to DNR approval. The <br />Board of Adjustments considered this request on December 16th, and <br />recommended approval of the variance. It was the opinion of the City <br />Administrator that the shed will not effect drainage. <br />Leroux: made motion, Barnes seconded, to approve the variance request of <br />Scott Kasal, 13605 Geneva Avenue, for the construction of a 12' x 12' <br />storage shed in the drainage easement located on his property. <br />All aye. Motion Carried. <br />SITE PLAN _CHANGE . (NORTHERN _HERN NATURAL _GASB <br />Northern Natural Gas has submitted an application to amend the approved <br />site plan for their expansion of a gas regulator and meter facility <br />located at 6310 175th St. No. Due to certain engineering and pipeline <br />location changes during the construction process:, the building shown on <br />the current site plan will. not accommodate the needs of Northern Natural <br />Gas. NNG is requestinq an amended site plan to combine two buildings into <br />one 27' x: 45' building. The remaining buildings would stay as located on <br />submitted site plan. If approved, this site plan will increase the total <br />square footage of buildings on this site by 6:'5 square feet. The proposed <br />buildings meet all setback and zoning requirements. <br />
