Hugo Planning Commission <br />October 13, 1976 <br />Page 4 of <br />Ron Goulette - Proposed private golf course for Hugo <br />Mr. Goulette presented a map for the Planning Commission's consi- <br />deration concerning his proposed golf course. The land on the <br />east of Hilo are now homesites. The land west of Hilo (roughly <br />134 acres) is the area to be considered. Approximately 120 acres <br />would be needed for an 18 hole golf course. The bulk of the <br />acreage is zoned agricultural. The golf course would in the end <br />be designated private. Spitzer inquired as to what building3would <br />be erected. Mr. Goulette stated that one building would be con- <br />structed for use as a clubhouse. Maybe a house to live in at the <br />project site. Mr. Goulette is proposing the possibility of homesites <br />on 9 acres to offset the financial aspect. Mr. Goulette was <br />instructed by the Planning Commission to file for a Special Use <br />Permit. <br />Delmer Strandberg - Application for rezoning <br />People now renting would like to buy the farm house and 5 acres. <br />The land is zoned Conservancy and Mr. Strandberg would like it <br />changed to RRII. Mr. Strandberg stated that the land cannot be <br />surveyed until the land is rezoned. However, the Planning Commission <br />cannot make a *rove until tre]a.nd is surveyed. A legal description <br />of the property is needed before any action can be taken by the <br />Planning Commission. The Commission stated that 10 acres would be <br />easier to justify. <br />John Tschida - Special Use Permit <br />Total Export, Inc., plans to purchase the biildings and property <br />located at 5211 No. 130th St., Hugo. The main building fronting <br />on 130th Street will basically be left as is except for exterior <br />maintenance and a sewer hook up. The second building, now a <br />shell only, will be internally finished . Total Export, Inc., <br />submitted a written report indicating steps they intend to take <br />in completing the transaction to make the business operable. <br />A Building Permit would be needed for any remodeling work. <br />Ehret made motion, seconded by Peloquin, that the request need not. <br />be considered by the City Council because request is under permitted <br />uses of the industrial zone,and is, therefore, subject only to a <br />Building Permit. <br />Voting for: Spitzer, Ehret, Peloquin, Peltier, and Greger. <br />Motion carried. <br />Mike Gillen - Possibility of becoming Planning Commission member <br />Mr. Gillen was asked why he wanted to be on the Planning Commission. <br />Mr. Gillen stated that he feels that the Commission shou]d have <br />some diversified background.
