IV. <br />EARLY LEASE TERMINATION PAYMENT <br />In the event the Lessee ceases to use the real property <br />as their homestead or otherwise notifies the Lessor of their <br />intent to terminate the Lease, the Lease will early terminate on <br />the following June 30. In the event of early lease termination <br />the Lessor shall pay to Lessee an early lease termination payment <br />in accordance with the Schedule Exhibit A attached hereto. By <br />way of example, if the Lessee ceases to use the property as their <br />homestead during the twelve-month period from July 1, 2002 to <br />June 30, 2003, the Lease would terminate on June 30, 2003 and <br />Lessor shall pay to Lessee the early lease termination payment of <br />$82,471.00 within ten (10) days of such termination. <br />V. <br />USE AND CARE OF THE PREMISES <br />Lessee shall use the Premises as their homestead and <br />for the operation of a tree farm and all lawful uses reasonably <br />incidental to such use (referred to in this Lease as "Lessee's <br />Intended Use"). <br />VI. <br />SPECIAL ASSESSMENTS <br />So long as the Premises is used for Lessee's Intended <br />Use and Lessee is not in default hereunder, during the term of <br />this Lease, Lessee shall not be required to pay any installments <br />of special assessments against the Real Property, which <br />installments of special assessments shall be waived or paid by <br />the Lessor for each year or part thereof when this Lease is in <br />effect and Lessee is not in default hereunder. <br />VII. <br />SUBLETTING <br />Lessee shall not sublet or assign this lease. <br />VIII. <br />SECURITY DEPOSIT <br />No security deposit shall be required. <br />IX. <br />UTILITIES AND REAL ESTATE TAXES <br />Lessee shall provide snowplowing and lawn maintenance <br />during the term of this Lease. Lessee shall pay for all <br />utilities furnished to the premises, including electricity, gas, <br />refuse removal and telephone during the term of this lease. <br />
