Lessor shall also pay all real estate taxes on the <br />demised premises during the term of this Lease. <br />X. <br />LESSEE'S COVENANTS <br />Lessee will keep and maintain the premises during the <br />aforesaid term, and quit and deliver up the said premises to the <br />said Lessor peaceably and quietly at the end of the aforesaid <br />term or the earlier termination thereof as provided in Article <br />IV. <br />Lessee will put and keep said premises continually in a <br />neat, clean and respectable condition. All debris, garbage and <br />refuse of any kind shall be removed at said Lessee's expense. <br />The said Lessee shall not use said premises nor any part thereof <br />for any purpose called extra hazardous by insurance companies. <br />Lessee shall carry contents insurance for all of <br />Lessee's personal property located in the demised premises and <br />hereby agrees to hold Lessor harmless for any damage or loss to <br />said personal property from any cause whatsoever. <br />Lessee shall maintain the outside of the building and <br />shall be responsible for all structural repairs of said building, <br />including the replacement of glass during the term hereof. <br />Lessee agrees to carry at its own expense continuously <br />throughout the term of this Lease comprehensive public liability <br />insurance covering the Premises and Lessee's use thereof, with <br />companies and in a form satisfactory to Lessor, with the <br />following limits of insurance: <br />Each occurrence $1,000,000.00 <br />General Aggregate (other than products) $2,000,000.00 <br />Products Aggregate $2,000,000.00 <br />Personal & Advertising Injury $1,000,000.00 <br />Fire legal liability $ 50,000.00 <br />Premises Medical Payments $ 5,000.00 <br />Robbery $ 11000.00 <br />and to provide copies of said policy or policies (or certificates <br />thereof) to Lessor; said policies shall name the Lessor as an <br />additional insured. <br />XI. <br />LESSOR'S COVENANTS <br />Lessor agrees to carry at its own expense continuously <br />throughout the term of this Lease insurance coverage for the full <br />3 <br />
