Lessor shall also pay all real estate taxes on the demised premises during the term of this Lease. X. LESSEE'S COVENANTS Lessee will keep and maintain the premises during the aforesaid term, and quit and deliver up the said premises to the said Lessor peaceably and quietly at the end of the aforesaid term or the earlier termination thereof as provided in Article IV. Lessee will put and keep said premises continually in a neat, clean and respectable condition. All debris, garbage and refuse of any kind shall be removed at said Lessee's expense. The said Lessee shall not use said premises nor any part thereof for any purpose called extra hazardous by insurance companies. Lessee shall carry contents insurance for all of Lessee's personal property located in the demised premises and hereby agrees to hold Lessor harmless for any damage or loss to said personal property from any cause whatsoever. Lessee shall maintain the outside of the building and shall be responsible for all structural repairs of said building, including the replacement of glass during the term hereof. Lessee agrees to carry at its own expense continuously throughout the term of this Lease comprehensive public liability insurance covering the Premises and Lessee's use thereof, with companies and in a form satisfactory to Lessor, with the following limits of insurance: Each occurrence $1,000,000.00 General Aggregate (other than products) $2,000,000.00 Products Aggregate $2,000,000.00 Personal & Advertising Injury $1,000,000.00 Fire legal liability $ 50,000.00 Premises Medical Payments $ 5,000.00 Robbery $ 11000.00 and to provide copies of said policy or policies (or certificates thereof) to Lessor; said policies shall name the Lessor as an additional insured.
