Bald Eagle Industrial Park 6°i Addition — Preliminary Plat <br />DATE: June 15, 2016, for the Planning Commission Meeting of June 23, 2016 <br />ZONING: General Industrial (1-3) <br />LAND USE: Industrial (I) <br />REVIEW DEADLINE: July 15, 2016 <br />1. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a preliminary plat to allow for a 9.42 acre parcel to be <br />split into two 4.71 are parcels. According to the City Code, all subdivisions in zoning districts <br />that are eligible for municipal sewer and water, which create two or more lots or parcels shall be <br />platted. <br />At this time, the applicant is simply asking for the lot split. No approval for development is <br />proposed. At the time the applicant or its successors decide to develop the property a site plan <br />shall be reviewed and approved by the Planning Commission and City Council. Staff has not <br />reviewed any development concept plans for of the sites in regards to compliance with City <br />Code. <br />2. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The properties to the north, east, and south are zoned General Industrial (I-3) and are occupied <br />by industrial uses. The property to the west, across Fenway Boulevard, is zoned Medium Density <br />Multiple Family Residential (R-5) and is occupied by the Townhomes of Bald Eagle <br />development. <br />
