BEIP 6th Preliminary Plat <br />Page 2 <br />B. Natural Site Characteristics <br />The property is generally flat and does not contain any wetlands. There are not significant stands <br />of trees on the property. <br />3. ANALYSIS: <br />A. Level of City Discretion in Decision -Making <br />The City's discretion in approving or denying a preliminary plat is limited to whether or not the <br />proposed plat meets the standards outlined in the Comprehensive Land Use Regulations. If it <br />meets these standards, the City must approve the preliminary plat. <br />B. Consistency with Ordinance Standards <br />Preliminary Plat <br />Lot Size <br />The I-3 zoning district requires a minimum lot size of 15,000 square feet, a minimum lot width <br />of 100 feet, and a minimum lot depth of 150 feet. The lots comply with the ordinance standards. <br />Setbacks <br />The I-3 zoning district requires the following minimum setbacks: <br />Front Yard: 30 feet <br />Side Yard: Equal to the height of the building, in no case less than 10 feet <br />Rear Yard: 50 feet <br />The applicant is not proposing a development or building placement at this time. All proposed <br />buildings shall meet the required setbacks. <br />Wetlands <br />In 2013, the Technical Evaluation Panel (TEP) determined there are no wetlands on the property. <br />Drainage/Grading <br />The proposed plat does not include any site grading, or proposed construction of impervious <br />surface. As such, no stormwater management plan is required at this time. The specific <br />stormwater management will be required at the time construction occurs within each parcel. The <br />applicant may wish to plan their stormwater management collaboratively between the two <br />parcels for efficiency; however, this is not required. <br />
