DESCRIPTION OF REQUEST: <br />The applicant is requesting review and comments on a sketch plan for 296 residential lots on <br />197.5 acres. The gross density of the project is 1.5 units per acre and the net density is 2.5. <br />2. CONTEXT: <br />A. Level of City Discretion in Decision -Making <br />The City's comments on a sketch plan are advisory only and non-binding. <br />B. Land Use and Zoning <br />The subject property is zoned R-3. The properties to the north, south and east are zoned R-3 and <br />are occupied by townhomes to the north and single family homes. The property to the west, <br />across Highway 61, is zoned I-3 (general industrial) and occupied by industrial uses. <br />
