Agenda Number: <br />CITY OF HUGO <br />PARKS COMMISSION REPORT <br />TO: City of Hugo Parks, Recreation and Open Space Commission <br />FROM: Shayla Syverson, Parks Planner <br />SUBJECT: Pratt Development. Request for Rezoning and Preliminary Plat for <br />"Prairie Village" consisting of 79 single family homes and 5 outlots on <br />40.59 acres located north of 158"' Street and west of Oneka Parkway <br />DATE: June 2, 2010 for the Parks Commission meeting of June 9, 2010 <br />1. DESCRIPTION OF REQUEST: <br />The applicant is requesting to rezone 40 acres from Future Urban Service (FUS) to Single <br />Family Detached Residential (R-3) and two existing outlots in Heritage Ponds from <br />Planned Unit Development (PUD) and (FUS) to Single Family Detached Residential (R- <br />3). The applicant is also requesting preliminary plat approval for 79 lots and 5 outlots on <br />40.59 acres to be known as "Prairie Village". <br />The project is proposed to be developed in 4 phases. The developer is required to pay <br />park dedication at the final plat of each phase. <br />2. CONSISTENCY WITH PARK PLAN: <br />Open Spaces/Parks <br />The proposed development is served by Heritage Ponds Park, Lions Park, Frog Hollow <br />Park and Oneka Elementary School. The existing neighborhood parks are adequate to <br />serve the development and the Parks Plan does not identify any additional neighborhood <br />parks in this area of the city. <br />The applicant is proposing to dedicate 2.16 acres of open space (Outlot D & Outlot E) <br />directly north of the Oneka Elementary School property to the City as parkland. Outlot D <br />and Outlot E have a total of .67 acres of buildable land.
