Request for PUD <br />Amendment and Preliminary Plat for "Fable Hills Third Addition" <br />consisting of 5 single family lots and Outlot A on 34.38 acres located <br />north of Fable Hill Parkway. <br />DATE: March 2, 2011 for the Parks Commission meeting of March 9, 2011 <br />1. DESCRIPTION OF REQUEST: <br />The applicant is requesting a FUD Amendment and Preliminary Plat approval of 5 single <br />family lots on Outlot C of Fable Hills Second Addition on 34.38 acres. The Preliminary <br />Plat Approval consists of subdivision into 5 single family lots on 2.11 acres and Outlot A <br />on 32.27 acres to be known as "Fable Hills Third Addition". <br />2. BACKGROUND: <br />In May, 2003 the City Council approved a PUD General Plan and Preliminary Plats for <br />the two phases of Fable Hills. The first phase included 52 single family lots and the <br />second phase included 26 single family lots. At the time of approval, the Park Dedication <br />Policy stated that 10% of the net buildable acerage be dedicated or cash -in -lieu of land in <br />the amount of $1,800 per unit be paid. <br />Fable Hills First Addition <br />At their July 10, 2002 meeting, the Parks Commission recommended acceptance of <br />Outlot A and Outlot B as park dedication for Fable Hills First Addition. The Parks <br />Commission also recommended that the eastern cul de sac be extended north into what is <br />now Clearwater Creek Preserve Park.
