Additional recreation facilities are needed <br />as identified in the Parks, Trails and Open Space Plan to adequately serve Hugo residents. <br />The 100 acre Clearwater Creek Park Preserve serves the open space needs of the <br />residents of Fable Hills. <br />Trails <br />The area is served by an existing trail along Fable Hills Parkway connecting the Fable <br />Hills neighborhood to the trail network near Europa Court. It also connects to the trail <br />planned adjacent to Elmcrest Avenue. <br />7. CONCLUSION: <br />The Parks, Recreation and Open Space Commission may recommend to the Planning <br />Commission and City Council that conditions of approval of Fable Hills Third Addition <br />include park dedication consisting of - <br />Cash -in -lieu of land is paid in the amount of $12,000. <br />Dedication of Outlot A <br />Improvements be made to Outlot A as determined by the Parks, Recreation and Open <br />Space Commission <br />ATTACHMENTS: <br />1.
