The next steps... <br />Master planning for the proposed improvements was the first step in making the public's ideas become reality. This level of design sets the purpose, <br />goals and general guidelines for the project. As funding becomes available to proceed with part or all of the improvements, design refinements will <br />be required. The process of design is intended to raise and answer questions in a logical manner. Working from the broad concepts fmmed by the <br />Master Plan to the detail of construction documents, each step is intended to give affected parties the information required to proceed or revise the <br />design. In order of refinement, the following are the normal steps taken toward realizing the proposed improvements of any given project: <br />Schematic Design <br />This portion of the design process is intended to give the owner and others more detailed plans and sketches and cost estimates to allow for informed <br />decisions regarding space requirements, proportions, and appearance and cost alternatives. <br />Design Development <br />This step is a further refinement of drawings and estimates of cost. Issues concerning project systems should be explored along with material choices <br />and construction techniques. These alternatives and their probable cost/benefit must be investigated to insure a design that will be in compliance with <br />available funding and provide a project that is maintainable. The owner and consultant should review the design development documents with <br />affected agency reviewers to receive guidance on the projects potential approval, the approval process and the likely time required in formal agency <br />Construction Documents and Agency Review & Approvals <br />These documents are prepared for cost effective bidding or negotiation of the project construction and will form apart of any contract with a <br />contractor. All systems, materials and dimensions must be described and accurately depicted to give contractors guidance as to the final project <br />requirements. In addition to construction documents being used for construction they also are the final documents used in any agency approval <br />process.
