Agenda Number: <br />CITY OF HUGO <br />PARKS COMMISSION REPORT <br />TO: City of Hugo Parks, Recreation and Open Space Commission <br />FROM: Shayla Syverson, Parks Planner <br />SUBJECT: Meridian Land Company. Request for Preliminary Plat for "Fox <br />Meadows" consisting of 57 single family homes on 21.97 acres off of <br />125'h Street east of Highway 61, south of Beaver Ponds development. <br />DATE: February 21, 2014 for the Parks Commission meeting of February 26, <br />2014 <br />1. DESCRIPTION OF REQUEST: <br />The applicant is requesting preliminary plat approval for 57 lots on 21.97 acres to be <br />known as "Fox Meadows". The property is zoned Single Family Detached Residential <br />(R-3) and is a vacant parcel. The average lot size will be 13,427 square feet. <br />The property to the north is occupied by the Beaver Ponds residential development. The <br />property to the east is zoned R-3 and is a vacant parcel that was previously farmed. The <br />property to the south is zoned R-3 and is occupied by the Oneka Ridge Golf Course and <br />the City's well house #6. The property to the west is zoned R-3 and is occupied by large <br />lot single family homes. <br />The applicant has stated that the development will occur in two phases. This is the <br />preliminary phasing plan and may change prior to final plat. <br />2. CONSISTENCY WITH PARK PLAN: <br />Trails <br />The applicant will be constructing an 8' bituminous trail along Fondant Trail North, <br />which is the primary north -south roadway through the development. The trail will <br />provide a pedestrian connection to Beaver Ponds Park. The trail is shown in the Trail and <br />Sidewalk Plan and therefore the developer is required to build it.
