The Parks Commission was shown a plan for a centrally located park which would
include a shelter and playground. The park would be donated to the City in turn for PUD
flexibility. Comments were made about adding parking to the park. The developer feels
this would take away from the open lawn play spaces of the park and that parallel parking
on the street will be sufficient. This would be similar to Heritage Ponds, Frog Hollow,
Oneka Ponds and Arbre Park.
3. PARK DEDICATION REQUIREMENTS:
The developer has proposed paying the full park dedication fees. With the current park
dedication fee of $2,400 per unit, the developer would be required to dedicate $213,600
for the proposed 89 lots. The developer will be required to pay the park dedication fees
prior to the issuance of building permits.
4. STAFF RECOMMENDATION:
Staff recommends that the Parks Commission recommend approval of the proposal to pay
park dedication fees in the amount of $213,600 with the 89 residential lots of Clearwater
Cove.
ATTACHMENTS:
1. Final Landscape Plan (dated July 7, 2015)
2. Phasing Plan (dated June 16, 2015)
3. Park Dedication Policy
-3-
Clearwater Cove
August 12, 2015
