Horton. Concept Plan for "Clearwater Cove" consisting of 89 single <br />family homes on 41.5 acres off south of Frenchman Road, east of Victor <br />Gardens East 2nd Addition. <br />DATE: May 8, 2015 for the Parks Commission meeting of May 13, 2015 <br />1. INTRODUCTION: <br />A sketch plan application has been received from D.R. Horton. The applicant is looking <br />for informal comments from the Parks Commission prior to submitting an application <br />for a Planned Unit Development. A recommendation from the Parks Commission is not <br />needed at this time. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting concept plan review for a future Planned Unit Development <br />(PUD) for 89 lots on 41.5 acres to be known as "Clearwater Cove". The property is <br />zoned Single Family Detached Residential (R-3) and is farmed. The property is currently <br />owned by Marvin LaValle. The average lot size will be 8,450 square feet. The applicant <br />will be requesting a PUD to provide flexibility on the City's lot size requirements. <br />The property to the north is zoned General Business and is currently farmed. The <br />property to the east includes villas and single family homes as a part of the Victor <br />Gardens development.
