Resolution 2016-8 <br /> Page 2 <br /> 5. The developer shall create, or join, a Home Owners Association (HOA) for the <br /> purposes of maintenance of items within the common areas (Outlot A). These items <br /> include, streets, landscaping, exteriors, and stormwater utilities. <br /> 6. All platted townhome lots shall comply with the following setbacks: <br /> Minimum front yard setback from private street 20 feet <br /> Minimum setback between buildings 10 feet <br /> Minimum setback around the perimeter of the site 25 feet <br /> Minimum setback around the perimeter of the site 20 feet <br /> (Rosemary Way) <br /> 7. Prior to final plat approval, the applicant must comply with the following conditions: <br /> Architecture <br /> a. The elevations for the patio homes and twinhomes shall be revised to provide <br /> architectural elements used on the front elevation (such as brick or stone, shutters, <br /> etc) continued on all elevations. Staff shall review and approve the elevations. <br /> b. All building elevations shall receive nearly equal treatment and visual qualities. <br /> c. The developer shall submit a design palette (including material samples) for the <br /> entire project for City review and approval. The palette shall include colors for <br /> siding, shakes, shutters, shingles, brick, and stone. Building colors and materials <br /> shall be harmonious throughout the development. <br /> d. No adjacent home shall have the same front elevation or colors. Materials shall <br /> be consistent with the architectural plans and design palette to be reviewed and <br /> approved by City staff. <br /> e. The plans must be revised to clearly identify how the mechanical equipment for <br /> the townhomes will be screened. <br /> Signage <br /> f. No development signage is proposed or approved. If signage is proposed at a later <br /> date it shall be reviewed and approved by the City and a sign permit shall be <br /> issued. The sign shall be consistent with the development and the located shall be <br /> reviewed and approved by staff. <br /> Parks and Trails <br /> g. A 10-foot trail easement is provided along Elmcrest Avenue for the future trail. <br /> This easement shall be shown on the plans. <br />
