Park dedication requirements for this site have been met with previous additions. <br /> No additional park dedication is required for this phase. <br /> Landscaping <br /> j. The applicant shall revise the landscape plan to: <br /> 1) Show the proposed 33 units. <br /> 2) Indicate what trees on the north side of the property will be preserved. <br /> 3) Add additional landscape buffer on north property line. <br /> 4) Remove trees from Rosemary Way Boulevard and add trees along <br /> Rosemary Way on development property. <br /> Miscellaneous <br /> k. The applicant shall comply with all conditions from the City Engineer's memo <br /> dated April 21, 2016. <br /> 1. The developer must obtain all necessary stormwater management and WCA <br /> permits from the City. <br /> m. The applicant shall complete an as-built survey of the stormwater pond south of <br /> Rosemary way that serves this site. <br /> n. The applicant shall provide copies of the development covenants/HOA documents <br /> for City review. A copy of the covenants/HOA documents shall be filed with the <br /> final plat. <br /> o. The applicant shall provide copies of the cross access and maintenance <br /> agreements for City review. These documents shall be recorded with the final <br /> plat for the shared private drives and parking. <br /> 8. Prior to issuance of building permits, the applicant must comply with the following <br /> conditions: <br /> a. The homeowner's association documents shall include language to ensure that <br /> the enclosed garage spaces are maintained for vehicle parking and that parking of <br /> snowmobiles, boats, RVs and other recreational vehicles in the driveway is <br /> discouraged. The covenants should be drafted to prohibit the storage of anything <br /> in the garage or driveway that would prevent the storage and parking of vehicles. <br /> b. The homeowner's association documents and sales information shall note that <br /> the property to the north is zoned Agricultural (AG) and that the intent of this <br /> district is to provide an area for the production of livestock, dairy animals, dairy <br /> products, poultry or poultry products, fur-bearing animals, horticultural or <br />
