Request for a sketch plan review for a development called <br />Terre De L'eau consisting of 296 residential lots on 197.5 acres east of Highway <br />61 and north of 130"' Street <br />DATE: July 13, 2016, for the City Council Meeting of July 13, 2016 <br />ZONING: Single Family Detached Residential (R-3) <br />LAND USE: Low Density Residential (LD) <br />REVIEW DEADLINE: July 24, 2016 <br />1. PLANNING COMMISSION UPDATE: <br />At its June 23, 2016, meeting the Planning Commission reviewed the sketch plan and provided <br />informal comments. The applicant provided the Planning Commission with their background and <br />that they are completing the Prairie Village and Waters Edge developments. <br />The Planning Commission stated they were generally comfortable with the proposed lot sizes and <br />lot widths, but did have come concerns on the 45 foot wide lots. They wanted to learn more <br />about the housing product type that would be built on the lots. The developer stated it would <br />likely be a slab on grade single level product, but will provide additional detail during the <br />approval process. <br />The Planning Commission felt that the use of the City owned outlot for stormwater ponding, a <br />passive area of the park, and trails, was a positive amenity for the development and surrounding <br />area. They were comfortable with the use of the outlot. In addition, they suggested a full size <br />playground, since there are so many homes that are proposed to be built within the development. <br />The developer agreed. <br />
