THE <br />JJ)V FOUNDATION <br />ARCHITECTS <br />Project Description: <br />Sprouts Pediatric Dentistry has proudly been serving the community of Hugo and surrounding areas from its <br />existing location north of Frenchman Road near Festival Foods. Sprouts Pediatric Dentistry has grown with the <br />community and is excited to relocate and expand its services to better meet demand. Sprouts Pediatric <br />Dentistry is requesting approval to construct a new 4,520 square foot building for the purpose of providing <br />pediatric dentistry. The building will harmonize nicely with the surrounding residential neighborhood and <br />commercial land use through high quality and complementary architecture. The addition of this building will <br />strengthen the community through the completion of the long vacant site and the growth of a desirable business <br />district. <br />Site Description: <br />The existing undeveloped site is located south of Frenchman Road, west of Victor Hugo Boulevard and <br />northeast of Victor Path. The site is unique with its triangular shape and that both residential and commercial <br />buildings neighbor adjacent to the property. The site was previously designed for a future shared connection <br />through an existing commercial parking lot and entry driveway. A previous design featured a bank with a drive- <br />thru on the site. <br />Statement of Surroundings: <br />The building is sensitive to the surrounding scale of structures, colors and materials; to appear inviting to visitors <br />in and around the Victor Gardens development area. The overall look of this new building is to harmonize with <br />the existing building's vernacular while maintaining an individual character to define its use in a playful <br />architectural manner as a pediatric children's dental clinic. The entire project development scale will also create <br />a sensitive transition from the traffic density of Frenchman Road on its north, to the rest of Victor Gardens to its <br />south and serve as an amenity to the surrounding neighborhoods. <br />Building Materials: <br />Cultured stone veneer 1 (Boras Stone: Hewn Stone — Foundation) is used along the base of the building on all <br />four sides; closely matching the proportion, texture and overall appearance of the rock face block used at the <br />neighboring Fairview building. it was carefully selected to closely match the appearance of rock face block, but <br />is more durable. The 8" x 22" pieces installed in a running bond pattern will help to achieve the desired <br />matching look. <br />Above the cultured stone veneer 1 base, is "prairie clay" stucco with a sand pebble finish. This earth tone color <br />was selected to harmonize with the "cream or equal" stucco used at the Fairview building as well as the light <br />earth tones of the surrounding town homes.
