THE <br />FOUNDATION <br />y ARCHITECTS <br />High-quality fiber cement board trim in the color of "autumn tan" accents the windows and helps to emphasize <br />the verticality of the building projections. It is also used to create a horizontal band to visually connect the top of <br />certain building elements such as the corner columns and windows. This color is also used on the brackets <br />above the corner stone columns. The dormers and building projections feature high quality fiber cement siding <br />in the earth tone color of "khaki brown". This helps to add visually variety along the large facades and nicely <br />complements the nearby townhome's use of siding and color schemes. <br />Cultured Stone Veneer 2 {Bora) Stone: Country Ledgestone -- Aspen) was selected for its ability to harmonize <br />well with the discontinued "Ohio Cobblefield" featured on the Fairview building and the earth tone color scheme <br />of the Sprouts Pediatric Dentistry building. The cultured stone veneer 2 is used at the front entry tower, base of <br />projections on all sides of the buildings and at the tapered corner columns. The use of this second accent stone <br />is to mimic the main building design elements and their proportions (corners and towered entry) of the <br />neighboring Fairview building. The stone's light appearance helps it to blend well with the stucco, stone base <br />and fiber cement boards. <br />Building Design: <br />The design of Sprouts Pediatric Dentistry references the Commercial Development Standards for the Victor <br />Gardens PUD as well as the City of Hugo's Commercial & Industrial Guidelines to achieve the goal of high <br />quality architecture. The need for an efficient layout helped to shape the building in addition to the unique <br />shape of the site and its previously designed connection to existing site infrastructure. The building is to be <br />constructed in one phase and the design features internal space for expansion when needed in the future. <br />(Referencing Commercial Development Standards for the Victor Gardens PUD listed in Resolution 2000-47) <br />1. A site plan has been included for approval. <br />2. The commercial building complies with the PUD development standards for the General Business <br />zoning district and is setback 30'-0" from Frenchman Road. <br />3. The building will consist of high quality and durable materials on all four facades. The major exterior <br />surfaces of the walls consist primarily of EIFSlstucco and manufactured stone. <br />4. Ground mounted equipment will be properly screened using a mix of landscaping. <br />5. The building will have varied and interesting detailing as well as creating movement through the use of <br />building projections, dormers and change in materials — see elevations A201 and A202. <br />6. The square shaped building is positioned parallel to Frenchman Road. <br />7. The trash enclosure is designed as an integral part of the building and is internally located at the <br />southwest corner of the building to avoid views from the major streets and parking. <br />8. All building elevations receive equal treatment through the consistent use of high quality materials and <br />architectural elements of dormers and building projections — see elevations A201 and A202. <br />9. The building's entrance is obvious and clearly defined by a towered entry that projects outward from the <br />building with a steeply pitched roof peak. A covered canopy further protects the doorway.
