THE <br />FOUNDATION <br />ARCHITECTS <br />10. Signage will be integrated into the building design. Signage is located above the main entrance door I <br />covered canopy and below the high pitched peak of the roof to mimic the Fairview building. A similar <br />board style signed will be used and illuminated by decorative gooseneck fighting. <br />11. Landscape plans consistent with City requirements are attached for approval see L-1 and L-2. <br />12. Final landscaping plan will provide the required 25% shade of the parking area, within 15 years through <br />the shade of existing and new trees. <br />13. The landscaping plan minimizes offsite views of the parking lots. <br />14. Exterior lighting is architecturally compatible through the use of similar decorative fixtures as the <br />neighboring Fairview building. Similar decorative wall sconces and gooseneck sign lighting are to be <br />used on the front facade facing the Fairview Clinic building. Parking lot standards will host full cut-off <br />fixtures with less than .5 foot candies reaching the property line in any direction. Building mounted <br />lighting will be specified with full cut-off housing to help eliminate unwanted glare and light wash, <br />Exterior lighting will be consistent throughout the site with parking lot light standards under the required <br />30 feet in height. <br />(Referencing City of Hugo Commercial and Industrial Design Guidelines) <br />15. Building materials will harmonize and complement surrounding structures near the development. <br />Colors are to be earth -toned giving the appearance of being warm and inviting and are consistent on all <br />building walls. Use of similar architectural elements including: architectural grade asphalt shingles, <br />multi -dimensional roof, decorative brackets below the roof eaves, a charming towered entry, cultured <br />stone, cultured stone corner columns, EIFSlstucco, decorative lighting, covered entry way, window <br />accents, decorative trim banding and dormers are all used to complement the neighboring buildings. <br />16. Corners are emphasized through the use of sloped stone columns with brackets to give the appearance <br />of supporting the roof. The proportion and use of stone, EIFS and brackets is again similar to that used <br />at the neighboring Fairview Clinic building. <br />17. Vertically oriented windows are used on all four sides of the building. <br />18. The building proportions are appropriate for pedestrian scale. Being a pediatric clinic, the building <br />program serves young children emphasizing the importance of maintaining pedestrian scale. <br />19.
